We purchased a New 2024 home over a year ago and we’re still dealing with issues!! When we first got our home there was over 40+ issues with it. Pipes were not attached which cause water damage all in the back of our house. Floors still not leveled correctly. Outlet not having enough voltage ruining our freezer. We already had to get the stove and refrigerator worked on. The A/C has been worked on over 7 times and still isn’t working! Toilets were not bolted down. Doors not shutting all the way. Trim work issues. Cabinet drawers damaged and off track. GFI plugs still popping. (Electrical) Don’t even walk barefoot, you feel so much stuff under the flooring… I could keep going on, but I don’t think I have enough room… calling the service department is a joke. It seems like they would just fix the issues and be done with us but they keep dragging this out!!! If you’re looking for a home save yourself the stress and buy from a different manufacturer!!

Let’s start by in February we decided we wanted a new home went threw them got denied understanding tried again on a different home got approved finally got our house first week of April had several water leaks still have them it’s constantly somthing every time we turn around when they brought my house every piece of sheet rock in the ceiling is cracked popcorn looks to have been replaced before on a quick fix and that even come out the men’s mouth who delivered the home for them nobody wants to fix anything they want you live in it 90 days and make a list then call the warranty place to fix (been waiting months no response left on read) when they delivered they didn’t have enough pipe my husband had to go by more we failed inspection twice due to them not setting up right the doors don’t close trim isn’t nailed all the way my island where my sink is is leaking from god knows where it’s just been thing after thing horrible experience will never do this again I thought having my own property it would be a easy process but it’s been the worst experience of my life so I’ll say becareful Everybody has there own experience with places.. to bad want let me post the videos I’ve been patient as I can and definitely didn’t wanna go to this but I don’t want anybody else to go threw what we have went threw typed this April 28 here we are November 27 house so many more issues I could name still not fixed I’d advise to some where else

I ordered a custom built, Live Oak Triple Wide Biltmore model from Wayne Frier in Dothan, Alabama.
Charles Barrow was my salesperson.
He is extremely knowledgeable about the construction of manufactured homes. He guided me through the process in a kind & courteous manner.

Once the home was delivered to my property, Leah Harrell of Live Oak Homes inspected the tape & texturing process as well as the cabinets, etc. She made carefully detailed notes on what needed to be perfected. She was absolutely wonderful & great to work with.

Jamie & Lynn Smith arrived at my home to implement the perfection process. Jamie & Lynn have been incredibly thorough in completing the construction of the manufactured home.
They have been doing this for quite a while & have gained wisdom one can only attain by working in the industry. I appreciate this experience & knowledge much more than I can truly express.

I recommend requesting the vinyl siding be run all the way to the ground (see pictures) as opposed to having skirting installed, for two reasons;
1. The vinyl siding make the home look like a frame construction home.
2. It holds up to wind better. This was proved when Hurricane Michael hit us on the Florida/Alabama line. My vinyl siding run all the way to the ground looked flawless while everyone one my neighbors who had skirting needed to re-attach the skirting.

My home is still under warranty. The next test for Live Oak will be to see if they honor any possible problems covered under warranty.

I would not buy this home. We have had this home for 1 1/2 years and all ready working on the appliances. The trim is falling down. The smoke alarms still are not working. If you are looking for a home that is maintenance free years this is not the home for you. Of coarse you call the manufacture and they say sorry sir you home is out of warranty.

I wouldn't buy one of those mobile homes if it were $100 dollars! They put them together with tooth picks and duct tape! They need better quality wood and trimming. Also they need to do away with all the staples they use to make it hold together. If you want a quality home you need to build your own.
