Poor Management and Lack of Concern

For months, I have been notifying Empress the washers and dryers at the Landmark Resort need to either be repaired or replaced. I own a unit here and live here year-round, and being able to wash and dry my clothes is a necessity, and I should not have to take my laundry to an off-site facility to do so.
At any given time, the majority of machines in the on-site facility do not work. As of this afternoon, TWO dryers (out of approximately 14) are in operable condition, and they have both been in use for several hours now. The inoperable machines either have signs that read "does not work" or tape covering the coin slots. From past experience, even when a machine does appear to be in operable working condition, many times it does not actually dry your clothes in the allotted time, if at all.

Empress Management needs to address and resolve this issue once and for all!!!!! This is complete ineptitude and sorry management on their part.

Run!! If I could give this company 0 stars, I would. I have a very long list of complaints, so if your neighborhood is managed by this very unprofessional company, get an attorney. You’ll need one. They aren’t licensed with the Board of Realtors and their issuance of violations and fines without proof is beyond unprofessional, almost to the point of discriminatory. Although a couple of the ladies in the office have been very accommodating when I’ve needed something, their overall management is horrible! They are the example of incompetence as a business, and with no property management license, there’s no checks and balances or recourse unless you have a savvy HOA board.

The staff at Empress Management are rude and do not communicate thoroughly to homeowners and Management. I do not recommend this company whatsoever to manage anything let alone and investment for owners.

I've dealt with many management companies and most don't even answer their phone and they don't call you back for two days or more or not at all when you leave a message.. So as a new person getting ready to purchase in Southampton, it was refreshing to actually have someone answer the phone when I called Empress management the other day to just ask a simple question. From my experience, a great rarity these days

We have been owners at Waters Edge in Garden City Beach for 4 years and have always gotten great service from Empress. They are responsive and helpful whenever we have a need. Our current property manager is such a pleasure to work with. She is knowledgeable and professional and is very diligent to protect the owners' interest. Since our building suffered significant flood damage from Ian the entire Empress Management team has gone over and above managing all of the insurance claims and contractors, etc to get our amenities back up and running. We couldn't ask for a better team!

2 mos ago, we closed on our beach front condo. So far Empress has been wonderful and answered all my questions and promptly. Most recently, i have emailed and spoken to Michelle about topics to bring up at the next board meeting. She has been very nice and helpful. She responded quickly to my emails as well. The ladywho answers the phone (sorry just cant remember her name) is also very kind and helpful. No complaints so far.

We have been owners at the Blue Water resort for 8 months now. Empress has been able to take care of me every time I have emailed them with no issues. Michelle has answered my emails almost immediately and getting me anything I needed. They have been getting better and better at communicating with owners about issues with the resort. The majority of the bad reviews on here are due to people's opinions of their business practices or blaming employees for things they should be aware of.

They had a leak in our condo building and had to cut into several rooms tub/shower pieces. Ours was one piece. They didn’t replace with one piece. I had just spent $1400 having it refinished to look brand new, showed them the receipts and said I wanted them to redo since they got caulk and paint all over it. Completely ignoring me after several requests. Went to see them at their office, said they’d look into and get back to us later that day. It’s been a week and now they won’t answer, won’t return our messages, won’t fix what they ruined. Guess it’s time for small claims court and more reviews for them on other sites.
