My family and I have lived on Tyndall AFB for over a year and a half. We have always received the utmost care and are happier than we have been in years living here on Tyndall AFB. I can promise you the care that I have received here has been five stars. I live off Andrews loop but all of the places that I have seen on this base have been well worth the asking price. Along on what you save at the commissary is worth a few hundred dollars a month. You have the Gym which is by far better than any Gym in town. You can store you boat at the Marina and more than that it is safe for your children to play outside. I just renewed my lease not long ago and plan on staying here for quite some time. If you want to live in a safe environment for your children then Tyndall is the place to live.

My issues with Tyndall AFB housing and Balfour Beatty management predate hurricane Michael...though their response post-hurricane has been less than stellar as well.
I reported a mouse issue to maintenance. It took a few days for someone to respond. I investigated the source in the interim and found the wall board had been chewed through behind the stove. I showed the hole to maintenance as well as mouse droppings in the kitchen and on the window sill. Maintenance could have sent out an exterminator...fixed the wall board behind the stove...nope...he took a piece of molding and hammered it into place. That didn't eradicate a problem..it merely delayed the issue. Let's not discuss the weekly sight of a palmetto bug or the bi-monthly invasion of ants.
I reported water coming into the house...it took about 4 weeks for someone to respond...each time I called weekly I would get a different response....short handed, work load, contracted service out...meanwhile, I had water in the house each time it rained.
The houses were the sheer definition of old. Cracks in the foundation, steps that were sinking, outside paint chipping and metal rusting, glue for the vinyl flooring oozing through the cracks, bathrooms that had ceramic tiles on walls and floors that must have dated from the 50s.
Hurricane Michael only sped up the process of eliminating housing from Tyndall AFB.

Shocking. The management is totally unresponsive to the needs of its' residents even in the wake of a major hurricane. A week after Cat 4 Major Hurricane Michael made landfall 10 October 2018, the ceiling of our Beacon Beach home was still intact albeit with a seriously damaged roof. As Tyndall Homes had refused to allow residents to tarp their own roofs to protect what could have been salvageable household belongings, my husband and I pleaded that they tarp our roofs. They PROMISED they would but did NOT. By the last day we came to retrieve what had not already been lost to mold, our ceiling had caved in on FIVE places, it was raining INSIDE our home and what could have been saved was now lost. Tyndall Homes cannot be trusted. We would NEVER recommend anyone live here EVER again.

The quality of homes we lived in were bad. Everything is completely outdated. We lived in old housing and hated it. We paid way to much for a small 3 bed 1 bath. The laundry room was INSIDE the kitchen. There was literally no space. Most of the people that work there are rude. They flag you for the smallest things. I recommend living off base to any who asks.

There are pros and cons to living on Tyndall AFB. Most of the cons, I believe, are with the Balfour Beatty Management Company and not with the actual base. The location of the house was great (Beacon Beach area) and my husband had a great commute to work. I also loved the big windows in the house that looked out onto the bay and the heat lamp in the bathroom. However, here are the cons:
• Balfour Beatty is not a military friendly company. We let Balfour Beatty know we were moving out as soon as we had finalized our move through TMO. However due to hang-ups with TMO, we did not give them a full 30 day notice, but instead a 25 day notice. Even though we moved out on the 12th of September we had to pay rent through the 17th to meet their 30 day requirement. Renters beware, when they say 30 days they mean it.
• Balfour Beatty does not know how to deal with the National Guard. Although they seemed to have systems in place for the typical Active Duty situation, they did not know how to manage us being in the Guard. They could not figure out how to set up their system to automatically take BAH out of my husband’s pay. Instead they had to take it from our checking account. This is fine, but they did not tell us this when we first moved in and definitely did not set it up on move in. Only after living there for a month, did they let us know that they did not have a system to take out his BAH. They would not take a personal check and could not take it out of our account for our first payment but instead insisted on a Money Order and it had to be “right away”. When we gave our move-out notice, they required a copy of our orders. However, being in the Guard, we were on the same orders arriving and leaving Tyndall. So although they had a copy of the orders for Tyndall, they kept asking for my husband’s other orders which did not exist.
• Balfour Beatty has horrible accounting systems in place. We moved out near the middle of September. Their system is set up so that September’s rent is paid on the first of the October and they take out the whole month’s rent at this time, even if you only owe a partial month of rent. On moving out they told us the unused part of rent would be refunded back to us around the 15th of October. On the 30th of October I called to find out where my refund was. They hadn’t even realized that they had not refunded our money. I had to call them multiple times to resolve the issue and we were not refunded our money until mid/late November. When I called and asked them to explain why, they said there was “something with the system” and that they had not put all the information into their system. I was surprised that they had no processes in place to catch a financial discrepancy like this. Also, I was surprised that they could figure out how to take money out of our bank account but could not figure out how to direct deposit it back into our checking account. Instead, we had to wait for a check to be mailed.
• They do not budge on their check-out requirements, even if it is no fault of yours. We were set to move out around the same time that Irma was hitting Florida (although it luckily missed Tyndall). Because of the storm, Balfour Beatty changed the garbage pickup day from the day we were moving out, to the next day. They did not put official notices on the doors but instead posted it on their Facebook page about 24 hours before the usual pickup. Due to this, we had a full garbage can and we were fined $50 for not having a cleaned out can. When I asked them what they wanted me to do about it, seeing that garbage service was cancelled, they told me to walk to the dumpsters on base with my garbage can. It would be about a 1 mile trek (roundtrip) with a garbage can in tow if I went to the dumpster at the Community Center or a 1.5 mile trek if I went to the dumpster at the Marina.

Awful. A lot of housing issues, maintenace does half @@@ work.The leasing office is a joke, they don’t even abide by their own leasing agreements that residents sign. They overprice all of their houses for rent. It’s awful. Live off base and save yourself the hassle. The base itself is nice but Balfour Beatty does NOT care about the military families.

I don’t have enough words to describe how horrible Balfour Beatty is. From charging you on two coin sized pieces of dry trash in your recycling bin upon move out to trying to charge you for rust on blinds that have been there for probably years, to always being difficult and feeling like you’re pulling teeth to finally, charging you above he average rent for not much house. You’d have to have a large family for living on base to be semi worth it. Long story short... they suck. Find somewhere off of base. (Ps. I’m a clean FREAK! and what I did wasn’t good enough)

They've always done a decent job of repairs, but they aren't using the greatest materials. They wait till something breaks and then scramble to fix it or replace with whatever is on hand in storage, so you get mismatched fixtures, carpets, blinds, light sockets, etc.
