It took me a long time to find a business broker who was willing to put in the work required to close my deal. Most brokers will send you an email, maybe show you one business and if you dont buy the first one they show you they are done. However David Ballou is a rare exception. He showed me all the businesses that were available in the category I was looking for, gave me his professional opinion on all of them and eventually sold me one. He always answers the phone keeps everything current and keeps the deal moving along until closing. In my case we wanted to do the paperwork on Friday and take over on Monday so at his own expense he brought in a notary and did the closing himself in his office. He continues to follow up and check on how we are doing and I look forward to remaining his friend and buying more businesses from him un the future.

Devries promised me several times verbally and in email that I would get deposit back if cancelled within due diligence time. However, I did not get my deposit. Somewhere in the contact Devries gave me states return of deposit requires written authorization release form from seller, regardless if cancel within due dilligence time.
My new motto is don't listen to anything brokers say. Only go by what the contract states and records prove. Before signing, make them change the contract language to make everything clear to avoid creating conflict between buyer/seller, and to avoid loosing your deposit. If they don't change it, don't sign. Or, avoid brokers and buy/sell directly on for sale by owner websites.
